Following a claim for disrepair made by a social housing tenant against their landlord, WCJ Ltd were instructed by the landlord to undertake a detailed inspection of the property to establish an appropriate remedial works strategy.
We established that defective guttering had promoted an extensive outbreak of dry rot fungus within the flat, resulting in widespread damage to structural elements and finishes.
The subsequent remedial works were specified and managed by WCJ Ltd. Works were extensive and required the temporary decanting of residents to alternative accommodation.
Defective guttering was renewed and various remedial works carried out elsewhere to the building envelope. Internal structural components and finishes affected by dry rot were stripped out and renewed and comprehensive chemical treatment undertaken to eradicate the fungus.
